Monday marks the vernal equinox—the astronomical marker that denotes when the Earth’s axis is tilted neither toward nor away from the Sun. More relevant for area real estate matters, it also signals the start of spring and with it, St. Cloud’s high season. It’s hard to pin down exactly when St. Cloud’s busiest real estate season begins (it’s either now or at the start of April), but the rise in activity isn’t limited to astronomical reasons. There are at least five others:

1.      For sure, the shift to nicer St. Cloud weather does bring people out to investigate open houses—even if they aren’t fully committed to a purchase right away. As gardens bloom, blossoming curb appeal draws crowds.

2.      The school calendar dictates many a family’s timetable. If a move is in the offing, the need to get a sale or purchase out of the way so that the move won’t disrupt next semester’s activity is a strong motivator.

3.      Winter means shorter daylight hours, which can’t help but retard real estate activity. The resumption of longer days and stronger sunlight seems to trigger the human urge to embark on ambitious projects.

4.      Tax refund checks are due to 83% of filers. The addition of thousands of dollars to bank accounts automatically boosts spirits.

5.      Activity sparks activity. Nearly 40% of U.S. sales happen between April and July—a pattern that seldom fails.
