Ask just about any St. Cloud kid if they’d like to have a swimming pool in the backyard and you know what the answer will be. St. Cloud swimming pools are neighborhood plusses when the weather is right, no doubt about it. But when it comes to the value St. Cloud swimming pools add to a home’s resale bottom line, the calculation is complicated by a whole slew of associated factors.
Without rendering a universal verdict, for house hunters preparing their ‘gotta have’ features list, and for St. Cloud homeowners deciding whether to contract to have one installed on their property, there are at least five issues worth taking into account:
1. Maintenance. St. Cloud swimming pools require regular upkeep that’s both time-consuming and expensive. In addition to cleaning, there is the ordering, monitoring, and adding of chemicals to be considered—not to mention the mechanical repairs that frequently are necessary.
2. Safety. Pools can be a safety hazard, particularly for young children and pets. Fencing, alarms, and close supervision are not the first thing you may think of when you think “pool”—but that responsibility is something St. Cloud homeowners need to take into account.
3. Insurance. The added liability the above safety concerns involve can affect a home’s insurance bill.
4. Seasonal Practicality. If the pool-using crowd requires warm water on cold winter days, the expense of keeping the pool available all year ‘round can be really expensive!
5. Real Estate. Resale value is a variable factor because some buyers will see it as a substantial value add while others may absolutely refuse to even visit St. Cloud homes with swimming pools.
Those five aren’t an exhaustive list—and it’s only fair to point out that some buyers might be able to come up with five plusses to counter them.
