One of the top questions I hear from prospective clients concerns timing: “When is the best time of year to sell my house?” While there are homes for sale in St. Cloud year ‘round, national statistics do show that in most regions in normal years, real estate tends to perform better in certain months.

2022 may not exactly stack up as a “normal” year by most historians’ standards, but even as the market begins to shift, past trends do support the existence of seasonal variations that have some effect on performance. 

ATTOM Data Solutions is one company that monitors residential activity across the nation. Its data suggests that although selling seasons vary across different metro areas, surveys indicate that warmer months are usually the busiest—and competition correlates with higher prices. 

Bankrate.com agrees, having determined that “sellers can potentially net thousands of dollars more if they sell during the peak months of May, June, and July.” Activity in the winter months tends to weaken somewhat due to weather conditions and holiday preparations that interfere with buyers’ ability to get out to look for homes; the result is less competition. The seasonal effect on activity can be substantial: as much as 13.4% more in May, the most active month. Of course, it’s important to remember that housing statistics are generalizations across wide areas— and real estate markets remain very locally driven.
